Accommodation

Based upon an integrated campus design concept, with a number of significant supporting service and office buildings, the Sand Hutton site is centred on seven major facility blocks and one bespoke Enterprise Centre catering for SMEs. A typical block contains 1,500 sq m (16,000 sq ft) of net useable space covering two floors.

Each floor is currently separated longitudinally with approximately one third dedicated to office/write up accommodation and the remaining two thirds occupied by individual laboratory suites. The space is ideally occupied singularly, but may be divisible down to 375 sq m units if required. Expressly designed for scientific use, but also proven as ideal for high tech manufacturing, each laboratory area has computerised constant temperature and humidity control with 10 -20 air changes per hour. All are currently equipped with laboratory gases, fume cupboards and benching.

The York Science and Enterprise Centre which opened on site in 2011, offers modern well thought out laboratory facilities specifically designed for SMEs providing a flexible environment that can be reconfigured, overnight if necessary, in response to short-term business opportunity or can be adapted and expanded to meet longer term business growth.

The high specification laboratory space can support diagnostic and analytical research, from wet chemistry through to molecular technology, and could as easily be configured to meet the needs of high throughput laboratory based production methods.Specifically the Centre offers flexible lease laboratory space from 40 sq m upwards and associated fully serviced private office space.

Within the Centre 'Plug and play' design principles allow rapid flexible reconfiguration of laboratory space to meet business need. They also mean less downtime and disruption to work, reducing the need for specialist trades people and minimising the cost of changes.

Latest environmental controls offer 30% less running costs whilst maintaining the highest standards of environmental quality. This contributes to the Centre's 'very good' BREEAM rating and offers up to 20% improvements in lab bench utilisation above a typical conventional lab are possible.

Units can be upgraded to bespoke controlled environments for specialist applications. Ample car parking close by the buildings - under secure conditions - means easy access to office or lab space.

The whole of the Sand Hutton site benefits from a resilient infrastructure designed to allow for permanent operation 365 days a year. Planned-in contingency capacity (incorporating standby generators) means that equipment is ready to meet virtually any eventuality. So any procedure, be it scientific or manufacturing, can be undertaken with confidence, in the certain knowledge that continuity, for the task in hand and business at large will be maintained.
